Five areas, five starting points
Start with Santa María if golf is central to your search. Examine Ocean Reef if boating matters to you. Compare Costa del Este and Punta Pacífica if shops and services shape your routine. Add Coco del Mar to explore a residential setting connected to San Francisco. These are starting hypotheses for visits, not quality or investment rankings.
The table separates the evidence behind each description from what you still need to check at the property. A hospital or a marina helps identify a location; it does not establish safety, walkability or travel times from every building.
| Area | Concrete reference | Question for the visit |
|---|---|---|
| Santa María | 18-hole golf course, Nicklaus Design | What views and access rights does this unit have? |
| Ocean Reef | Marina protected by two private islands | Is a berth contracted and charged separately? |
| Costa del Este | Town Center on Av. Paseo del Mar; hospital opened February 2022 | What is my route from the actual building entrance? |
| Coco del Mar | Connections to San Francisco; Parque Omar as a nearby reference | Which park entrance would I use and how would I get there? |
| Punta Pacífica | Pacífica Salud hospital since 2006; Multiplaza on Vía Israel | What can I reach on foot from this exact address? |

Start with three places in your week
The right area needs to work when you return from work, buy groceries or spend time with your family. Before looking at apartments, write down three regular destinations: an office, school, gym, medical practice or relative’s home. Add your usual departure time and how you travel. This helps narrow the search beyond a promise that everything is nearby.
Test the journey from the building’s actual entrance, rather than a general map pin. Check the parking exit, permitted turns and arrival at your destination. If walking matters, look at pavements, crossings and shade. A short distance does not always mean a comfortable journey. We do not assign fixed travel times here: measure them at the times you expect to travel.
- Define two essential requirements and two preferences you can compromise on.
- Visit on a working day and return at a different time.
- Check the immediate surroundings of each address, even within the same area.
Santa María: golf as a local reference point
Santa María Golf Club has an 18-hole course designed by Nicklaus Design, according to the hotel’s official information. That is a concrete reference for understanding the setting. It does not mean every apartment includes membership, club access or a golf-course view.
If Santa María makes your shortlist, verify the particular unit’s orientation and the route from its entrance to your regular destinations. Ask which amenities belong to the building and which are services of the club or hotel. Heritage presents Bosco and The Ivy as a starting point for comparing layouts; the decision should then focus on an identified layout, floor and unit.

Ocean Reef: living beside a marina
The marina reports more than 150 moorings for vessels up to 60 metres, protected by two private islands. That is a concrete difference from simply buying an apartment with a sea view: identifiable boating infrastructure is present. The existence of berths does not establish availability or rights included in a home purchase.
Request the apartment terms separately from berth terms: contract holder, guest access, parking, services and charges. For everyday use, confirm delivery arrangements and visitor entry. The Palms provides a starting point in the Ocean Reef portfolio; check the orientation and access of the particular layout.

Costa del Este: services you can locate
Town Center lists its address on Avenida Paseo del Mar. Pacífica Salud places its second hospital in that complex and dates its opening to February 2022. You can therefore add a specific retail location and a hospital to your map of needs. If either matters to your decision, verify the entrance and the particular service you would use.
Distinguish Costa del Este from Costa del Mar in documents and searches. Heritage lists Ipanema in Costa del Mar. Treating the two labels as one address can hide differences in access and routes. Always request the exact project location and test from there, including the return trip.

Coco del Mar: check the street, not just the label
When exploring Coco del Mar, use your destinations in San Francisco as references and check each building’s actual entrance. Parque Omar is on Vía Porras in San Francisco; it is a local reference, not an apartment amenity in Coco del Mar. Identify the park entrance you would use before treating it as an everyday walk.
Après illustrates a practical difference within this search: it publishes 64 and 85 m² two-bedroom layouts and a 95 m² three-bedroom layout. The area name does not tell you which works for your household. Open both plans, place your desk and dining table, and examine the circulation each layout requires.

Punta Pacífica: urban references, precise location
Pacífica Salud dates its first Punta Pacífica hospital to 2006. Multiplaza lists its address on Vía Israel. These are useful route-planning references, not promises of walkability: check crossings, pavements, the building entrance and the time you would actually make the journey.
Heritage’s mainland Punta Pacífica guide may show nearby alternatives in San Francisco. ALIVE and EUPHORIA remain identified as San Francisco projects; proximity to Multiplaza does not reclassify them. Keep this search distinct from Ocean Reef as well. Save the exact address beside the project name so your comparison stays geographically consistent.

Which price information is useful?
A starting price can open a conversation, but it needs context: project, layout, date and conditions. The following are documented references from the Heritage portfolio. They are not neighbourhood averages, a valuation or confirmation of current availability. Request a unit-specific quotation with inclusions and validity before comparing.
Do not automatically divide a starting price by the smallest area shown on a listing. The two minimums may refer to different units. A missing published price should also remain a question to resolve, rather than becoming a zero in your comparison.
| Area / project | Published reference | Document and scope |
|---|---|---|
| Santa María · The Ivy | From US$651,000 | Information received 9 October 2026. Layouts start at 160 m²; a unit-specific quotation is still required. |
| Coco del Mar · Après | From US$257,280 | Après East, 64 m² reference in the 22 September 2026 price list. Confirm unit and inclusions. |
| Obarrio · Boreal | From US$210,600 | B4, 54 m², floor 7; October 2026 reference. Confirm validity. |

Test your routine before choosing
Make a table of three journeys: home to work, home to a frequent service and the return home. Record departure, arrival, transport mode, observed cost and a specific difficulty for each. Test the two areas in similar time windows. A Saturday at noon is not directly comparable to a Monday school run.
Worked example, not a Panama traffic measurement: if an option adds 15 minutes per trip, two trips a day over five days total 150 minutes, or 2.5 hours a week. That calculation makes the importance of location tangible. Replace 15 minutes with your own observations; it is not a claim about any area.
Build a shortlist you can verify
Choose two areas first, then two or three layouts. For each option, record one reason to visit and one unanswered question that could rule it out. This gives the visit a purpose: test a route, measure a workspace or see whether a terrace supports the way you expect to use it.
Use the comparison tool below to open area guides and related projects. Once you have a shortlist, continue with the layout guide and visit checklist. If none of the priority areas fits, the directory includes other locations such as Obarrio, San Francisco and Bella Vista / Cinta Costera. Expanding a search after defining your criteria is more useful than collecting listings without comparing them.

Santa María / Coco del MarFrequently asked questions
What is the best area to live in Panama?
There is no single answer. Compare journeys to your regular destinations, the space you need, building conditions and the budget for an actual unit. The tool shows differences without choosing a universal winner.
Are Ocean Reef and Punta Pacífica the same area?
Heritage presents them separately. Ocean Reef is the island setting; Punta Pacífica is the mainland urban setting. Proximity does not make their access, services or properties identical.
Does an apartment in Santa María include golf membership?
Do not assume it is included. Request the conditions for the particular unit and confirm membership, fees and rules before making a decision.
Are starting prices the lowest prices across an entire area?
No. They are references for specific projects with dates and defined scope. Availability, floor, views and inclusions require a current quotation.
Why are there no fixed travel times to the airport or work?
The exact origin, departure time, route and traffic conditions affect the journey. Record your own trip at a time comparable to your usual routine.
What does it mean if an area has no portfolio projects?
It describes Heritage’s published selection only. It does not mean no properties exist there, or that nearby options are located within the area.
Sources and method
Reviewed October 18, 2026. Local facts checked against the linked service operators; plans and prices checked against Heritage’s documentary material. Parque Omar’s website returned no content during this check; only its previously documented geographic reference was retained. No independent traffic, safety or average-price survey was conducted. Routine tests are practical suggestions and the time example is hypothetical.
